Flémalle-Neuve - Duferco et the municipality of Flémalle lands




Description

Project of creation of a sustainable neighborhood, with direct proximity to the center of Flémalle, also with border on the Meuse river.


Plurifonctional programme including :


- about 435 housing units (apartment buildings and individual homes) on a surface area of about  5,5 ha, which will be developed by the municipality of Flémalle et Duferco ;


- an area reserved for small businesses with urban nature (about 3,5 ha), which will be developed by the SPI ;


- proximity services and possibly a few office areas ;


- a pre-school and primary school.


Other characteristics of the project:


- connection to the future REL (Liège Express Network), with the creation of a new stop on the 125 A line.


- direct access from the businesses island to the motorways, next to the Meuse river ;  


- landscaped public spaces and soft mobility which allow animation and connection to the different affectations, also in connection with the residential environment.

- Reconnaissance du périmètre SAR (Site à réaménager) :
o Arrêté ministériel de reconnaissance provisoire en date du 08 novembre 2017 ;
o Enquête publique réalisée en vue de l’arrêté ministériel de reconnaissance définitive.
- 1st stage : réaménagement de cette ancienne friche industrielle (démolition, assainissement, nivellement).
- 2nd stage: urbanisation du site via la création d’un nouveau quartier à caractère durable.
Travaux à mener dans la foulée des travaux de réaménagement (phasage probable).
